Access Statement: Delfryn

We have tried to be as detailed as possible in our Access Statement, whilst trying to keep it relatively concise. Please contact us if you require further information or clarification.

Hendre Barns Location
Delfryn is approached from the B4354 from Y Ffor. After 3.2 miles you will cross a river on a narrow stone bridge. Take the next right, signposted for Hendre Barns and follow the single track lane for approximately 300m. Our entrance is to the left of this lane. A slate track, with two cattle grids, leads from the lane to your accommodation.

Hendre Barns is 4 miles from the nearest shop at Y Ffor and 4 miles from the nearest pub, which is child friendly and offers an extensive menu. Pwllheli and Nefyn are 10 minutes’ drive, Abersoch 15 minutes and Porthmadog 20 minutes. Public transport is limited from our rural location, but local taxis are available.

External
Private parking for guests is directly outside the front of Delfryn. The parking area consists of loose slate. Access to the raised external wooden decking is either by three steps, with a banister for support on your left as you ascend, or by a slope with a wooden decking surface with rubber matting and banister for support on both sides.

Once at decking level, the entire property is level, with the exception of a 35mm threshold to external doors. External doors lead either to the living room or to the master bedroom with en-suite.

Flooring: Textured wood effect laminate flooring to lounge, kitchen, dining area, hallway and main bathroom. Carpet in bedrooms. Mosaic tiled floor in en-suite bathrooms.

Doors: All door openings, internal and external, are approximately 2'8 (810mm) wide. All doors have lever handles.
​
Living Room: The seating height of the sofa is 500mm from the floor. The minimum gap between the edge of the hearth and the island unit, in order to access the rest of the property, is 860mm.
​
Kitchen: The worktop height from the floor, including that of the island unit, is 920mm. The minimum gap between the island unit and the kitchen unit is 710mm. Instructions for the use of all kitchen appliances are provided.

Dining Room: The table height is 780mm from the floor. The height of the chair seats is 470mm. The position of the table is flexible.

Twin bedroom: The beds are 3' wide and 650mm high from the floor to top of mattress. The space between the two beds is 1.1m.
​
Master bedroom: The bed is 5' wide and 650mm high. As you face the bed, the space between the right hand side and the wall is 420mm. The minimum space between the foot of the bed and nearest wall is 800mm.

End bedroom: The bed is 5' wide and 650mm high. The minimum space from either side of the bed to the wall is 820mm.
​
Bedding: All rooms have non-allergenic bedding (e.g. non-feather duvets & pillows).

En-suite shower: The toilet is situated in the corner on the left as you enter the room and is 410mm high. Please ask us if you require any further dimensions about space around the toilet. The door opens outwards into the bedroom. The basin is a semi-pedestal and is 840mm high off the floor. The rain-water style shower has a fixed head at 1.95m from the floor, with dials 1.26m max above floor level. It is a walk-in shower, so there is no step or shower tray. We can provide a shower chair if required. In order to reach the shower, the minimum space between the basin and the opposite wall is 760mm.

Main bathroom: The toilet is 1.9m from the door when closed and 1m from its end when open. As you face the toilet there is a space of 460mm to the wall and 430mm to the bath. The toilet seat is 420mm high. The bath is 520mm high and has integral handles, centrally positioned on each side. There is a shower over the bath, which includes a low level fixing for use when sitting in the bath. The sink is 800mm high and is situated to the foot of the bath.

Taps: All taps are lever mixer taps.

Smoking Policy
Delfryn is strictly non-smoking. E-cigarettes and vaping are also not permitted.
​
Smoke Alarms/Detectors
There are two smoke alarm/detectors fitted within Delfryn, positioned in the lounge and dining room. There is also a carbon monoxide alarm/detector located on the beam between the kitchen and dining room.
